How to Get a Washington Real Estate License


In the state of Washington the entry-level salesperson license is a Broker License. These licenses are granted and managed by the Washington State Department of Licensing.

General Requirements:

  • 90 hours of real estate pre-licensing education
  • High school education or equivalent
  • US Social Security number

Washington Real Estate Pre-License Education Requirement

In order to be considered for licensure, you must complete the 90-hour pre-license education requirement with an approved real estate school. The 90 hours must be divided into 60 hours of Real Estate Fundamentals and 30 hours of Real Estate Practices. Classes are offered in classrooms and online to meet your needs.

Upon completion of the 90 hours, you will need to complete the Candidate Examination Document found at the end of the Candidate Handbook. This document requires the signature of a school administrator verifying you have successfully completed the education. You will need the Candidate Examination Document in order to be admitted to the licensing examination. You must pass the test within two years of completing the 90-hour curriculum.

Scheduling the Washington Real Estate Licensing Examination

Once you have received approval from your real estate school or the Department of Licensing, you may schedule your test with AMP. AMP is the test administration company employed by the Department of Licensing to govern all real estate exams. You may register three ways: online, over the phone, and through standard mail. Scheduling online and over the phone (800-345-6559) are the quickest methods. You will need a credit card to pay the $138.25 testing fee to secure your appointment. Scheduling by mail requires a cashier’s check, money order, or personal check to complete the registration. You will need to fill-out the registration form found at the end of the Candidate Handbook and mail it, along with your payment, to AMP. AMP will then send you a confirmation with instructions on securing a testing appointment.

Taking the Washington Real Estate Licensing Examination

On the day of your testing appointment, AMP requests that you arrive 15 minutes prior to your appointment time. If you arrive more than 15 minutes late, you will not be admitted to the test and will forfeit the testing fee.

You must have two forms of identification and your Candidate Examination Document to be admitted to the test. One of your IDs must have your current photograph; both IDs must have your signature and pre-printed name. You will also be asked to provide a fingerprint scan for verification purposes.

The test will be administered on AMP’s testing computer. You will not need any typing or computer skills in order to operate the computer successfully. A tutorial and practice opportunity will be provided so that you may feel comfortable using the computer before beginning the examination.

Once the first question appears on your screen you will have 3.5 hours to complete the exam. There are two portions of the test: state and national. You must earn a scaled score of 70 on both portions in order to pass the entire test. The state portion consists of 30 questions regarding Washington real estate policies and laws. The national portion is 100 questions relating to general real estate knowledge. The questions will be intermixed without differentiation between portions. Both sections may have an additional five “pretest” questions that are un-scored. These questions are for the development of future real estate exams.

After submitting your final answers the testing staff will provide you with your score report. If you pass both sections, you will be provided with license application information. If you do not pass both sections, your score report will show diagnostic information regarding your score. In order to re-take either portion, you must wait 24 hours to schedule a new appointment. You may re-take the portions separately. You must pass both sections within a six-month time period.

Applying for a Washington Real Estate License

Upon successfully passing both portions of the exam, the testing center will provide you with an application for a license and a fingerprint card. You will also receive an interim license, which is valid for 45 days after the submission of your application. You may begin working only after you have mailed or hand delivered your application.

You must submit the completed license application, the $146.25 application fee, the $32.25 background check fee, completed fingerprint cards, and documentation of high school graduation or GED to the Department of Licensing. Fingerprint cards can be completed by your local law enforcement agency for a fee.
